Heritage and Design Ltd is pleased to now offer traditional building surveying services in Swansea and Cardiff including:
Surveys are now available in Swansea including Mumbles and Sketty, Cardiff, Neath, Carmarthen, Llanelli, Port Talbot, Merthyr Tydfil, Brecon, Newport, Barry, Abergavenny, Cwmbran, Chepstow, Ross-on-Wye, Gloucester, Cheltenham, Stroud, Cirencester, Bristol, Bath, Chippenham and surrounding areas.
Dampness or defect surveys start from as little as £395.00 plus return mileage and depend on the size of the property so the amount of time it will take to examine the issues.
Sometimes access can be difficult or issues numerous and complicated so, if a survey runs on, the fee remains fixed as initially agreed.
The report is emailed when it is completed and the balance of the fee only payable when the hard copy of the report is received.
Heritage and Design Ltd offers specialist and detailed building surveys for home-owners, specifically for old buildings. The survey can take up to a full day to carry out, with the survey fee similar to that of a quick 'walk-in' survey provided by other surveying firms.
Great importance is placed on the use of plain English and, where technical or generally unfamiliar terms are used, an explanation is included. It's amusing to read some so-called technical reports from damp companies, aimed at the lay-person, which contain so many technical terms and Latin names - unnecessarily so.
A report full of technical jargon doesn't help you, the owner, understand what's going on in your building. Overly-technical report writing and use of Latin just indicates insecurity by the writer and not ability or knowledge. My reports are, like me, simple and hopefully easily understood.
Being able to get across a technical point to a person with no technical ability is a true skill. I enjoy what I do but it would be pretty pointless if no-one could understand what I was on about.
I recently reviewed a report a client had sent me which failed totally to comment on external defects.
On their website they offered lots of services:
"As an independent property and damp surveyor (Note, and this is key - not a Building Surveyor) I undertake a range of specialist surveys as described below:
- Damp Surveys
- Timber Surveys
- Rising Damp Surveys
- Penetrating Damp Surveys
- Condensation Surveys
- Insect Infestation Surveys
- Fungal decay of timber surveys (wet rot, dry rot)
- Pre purchase Surveys (buying or selling)
- Damp investigation to pinpoint prolonged problems"
If you employ someone to look for rising damp - they'll find it!
It certainly looks good to someone who doesn't know any better but means absolutely nothing to those who do.
Be careful who you choose to carry out surveys.
