Building Surveys Across The UK
A building survey from Durie Heritage, previously known as a ‘full building survey’ or ‘full structural survey’, is a detailed examination of the fabric of the property to assess and record its current condition.
Our building survey is the most comprehensive and complete survey we know of. Whether you are buying a flat or a country house, we will inspect every accessible part of your property fully, inside and out, we will crawl around the roofspace and below floors. We will describe in great detail every element from the roof and chimneys to the ground levels and drainage, report on the condition of the property, identify any defects, fully explain their causes and make recommendations for their repair or remedy.
We take full responsibility for the survey and will never diagnose rising damp or recommend you get another survey from a so-called specialist as many companies do.
We carry a full set of surveying equipment, including super zoom cameras, binoculars, mirrors on extendable poles, drone, thermal imaging cameras, video borescopes, damp meters, ladders, electrical testers, manhole drain keys and a full tool set. This ensures that we don’t miss a thing and can get to the source of any defect we identify.
Not all building survey reports are the same as you may already have found out. The age and method of construction are vital to identify as repairs differ from traditional to non-traditional to early cavity and modern cavity construction, each having different characteristics and requiring different approached and remedies.
Surveys from other companies are typically be completed in under an hour and can cost between £600 and £1,500 or more plus VAT.
Some companies offer RICS Home Report surveys for as little as £85 and I have found they are probably just as (un)informative as the more expensive ones.
Our reports can take up to two days to write after reviewing detailed site notes and the hundreds of photographs – larger houses can be over 1,500 photographs, thermal images, drone videos etc.
Our comprehensive building surveys start from as little as £695 and defect (or dampness) surveys from £495 and are available now throughout Herefordshire, Shropshire, West Midlands, Wales, the Southwest, London and all points in-between. We also regularly travel to Scotland.
The survey reports that are produced are anywhere between 12 pages for a dampness report to over 20 or more pages long for a building survey report, depending on the type of property and complexity, with a depth of information which is provided no-where else that we know of.
It evidences the presence of any defects as well as providing sufficient detail and recommendations for their repair.
Some large companies will pass on any liability by recommending another third party specialist to check specifics, we don’t do this, your survey will be conducted by us from start to finish.
